Enquiries haven't been answered correctly

My solicitor has sent enquiries to the seller's solicitor. Everything else has come back fine re: the survey etc.
This just seems to be dragging on.
One is about a guarantee for the windows which they don't appear to have and the other is a discrepancy in the lessor's title (not too sure what that means myself).
Anyway the solicitors are emailing each other back and forth and nothing seems to be happening. We put an offer in at the start of Feb, so we're coming up to four months soon. The house is vacant as it's an ex rental and we are FTB so I have no idea why it's taken so long.
Anyone got any experiences of these types of enquiries and how long it takes them to respond after there wasn't a sufficient answer to start with?

It entirely depends on the responsiveness of the vendor. and the information they have Sometime between immediately and never would cover the likely range.
The windows sounds like a 'never', so if that was important to you, I'd start looking for another property. However, it's not something I would be overly concerned about., unless it's a sticking point for your lender.0 -
The solicitor won't move forward without the window guarantee.
However she said the seller could get a indemnity policy to cover the windows if she can't find the guarantee.0 -
I'm worried about this Lessor's title too.0

Go to fensa website and type the address in. It will tell you there if any certificates are registered with the property. If not you need to get an indemnity policy to satisfy your mortgage lender.
As a seller if im missing a certificate I would just immediatly say so. Not sure why people just dont answer?0 -

If this is the other issue. I wouldn't be concerned about the windows. As can be resolved in minutes. The Lessor's title is fundamental.0
