We are looking to buy at somepoint in the first quarter of next year (all being well).
We are looking at a new build, when would be the best time to start to visit new build properties. We wont have the deposit until around December this year, so im guessing we cannot reserve a property that is being built with the intention of buying it when ready in a years time (when we will have the deposit ready?)

Difficult one to call.
You can "early bird" at the beginning to be notified when the release is due.
To make a reservation, you are signing up to paying at least 5% deposit in 28 days, regardless of when completion is due...I am a mortgage broker. We've just bought our new build. We originally had the plan of putting the deposit down in June, but to give us an idea of how much we could afford and what we'd get for our money we started looking in December. We spoke to a financial advisor, got an AIP so went back to the development we liked the most and had a chat. We ended up reserving our house there and then, because it was the end half end of their financial year and they offered us a load of extras to do it there and then.
We did have the issue though that we were relying on 2 months wages in Jan and Feb to make up the deposit and they agreed we paid 75% of the deposit on exchange, which was 28 days after reservation supposedly, and then the rest on completion, which was the end of Feb.
I think it helped that we went with a smaller developer, there are no shareholders or anything to answer to, so they're service is more personal. We have a variety of developers near us, and the bigger ones like redrow and persimmon just weren't the same, Redrow especially, the sales woman couldn't have been less interested in selling us a house if she tried.
Our aftercare has been brilliant too, they fixed our snagging list within a week of us giving it them, and now we go through customer care for any issues, and the one we had was fixed within 3 days of sending the email.
There's no harm in going to look now, and like kingstreet said, you can early bird a plot for a small fee and then do a reservation when the plot is released.0 -
We are in the process of buying a new build. We put our names down in February 2017 when the plans were first released, finally got to reserve our plot in February this year and the house is due for completion in August. It!!!8217;s with a local builder so no planned exchange yet. It!!!8217;s always worth looking early as with popular sites you can give your details as an interested party well before the site is built. Good luck.:AThanks to all those who post comps:A0
