Survey Question

We have found a property , had the offer accepted and last night we got our mortgage sorted out. Now I have a question about surveys. The lender does a valuation survey but who does the survey that tells us the condition the house is in? Do we have to instruct our solicitors to do that? Being mortgage virgins it's all a bit confusing at the moment!

    You can instruct your solicitor to arrange this for you.
    You could instruct a building surveyor yourself.
    Maybe best if your new to this to go with your solicitor who will have more experience than you of which surveyor will be better to use.

    When I bought I had the option from my lender to go for a valuation, home buyers or full survery, I went for the middle one so they actually turned up and looked at the house. There's no point in paying for two so see if they let you upgrade the one they do.
