I'm at that awful nail biting stage where I have my mortgage confirmed and I'm waiting for the searches to come back and then whatever happens after that.
It's been a tough 5 year journey trying to sort out my credit file but I really owe it to MSE forum for all the advice on how credit files work. I'm due to pay off a buy now pay later this month for 2k and that'll leave me with my deposit, 2k and the 1500 or so from my h2b ISA (how ever that works... I'll leave my solicitor to instruct me haha).
Feeling very nervous right now. I'm holding off on handing in my notice to my landlord as I don't want to be left at the between stage. There's no chain but anything can come up, can't it?
When would you advise that I give my 1 month's notice to my landlord?
Are there any costs I should be aware of that I don't know about already? Deposit, solicitor, insurance, van hire.. tell my utilities suppliers to do-one... anything else? Should probably start packing actually..
My repayments will be lower than my rent is so that'll be a nice bonus bit of money to play with.
I forgot my main question haha
What happens when the searches come back??

We have just moved house and its all the little things that cost extra !
The car insurance cost £20 to move address.
Sky wanted £35 to connect broadband and SKY HD box.
Home insurance and buildings insurance ( Shop round MSE style )
Life assurance and maybe critical illness protection or income protection.
New curtains, carpets and furniture.

To minimise paying both rent and mortgage for a prolonged period you could ask for a delay between exchange and completion to allow some of your notice to your landlord to run.
Wait at least until the searches are back until you give notice.
As above, lots of unexpected costs so keep some spare.0
