Hi there,
I'm looking to switch to a new lender when my fixed rate mortgage comes to an end. Apologies if this is a daft question but I'm wondering whether I need to dress my spare room as a second bedroom to increase the value? I currently have it set up as an office, its a good size double bedroom. I wasn't sure whether a valuation would look past those details or I'd need to treat it like a house sale. I'm I between two ltvs so advice would be appreciated
Thanks

Surveyors couldn't give two hoots how you "dress" rooms. They're assessing value through the experienced cold eyes of professionals, not naive first time buyers.0
