Help!! Can you get a mortgage on a house next door to a pub??

Hi, hope someone can help on this!

We're FTB, been looking for house since Jan already had 2 fall through for different reasons!

Finally found one we love, but it's next door but on to a pub. We've been told by another estate agent that we may struggle to get a mortgage on it?

Does anyone if this is true?
Don't want to waste anymore money on surveys and searches if we won't be able to have it??

    I lived next door to a village pub and had a mortgage.

    Might be different if it's a bit more 'live and kicking'. Quick chat with a whole of market broker will answer your questions :)

    But I didn't have a mortgage - sorry :-(

    Since the smoking ban has driven a lot of the smoke and noise outside I'd seriously consider whether you wish to have this as part of your new place, and how it will be when selling on. There have been several threads-try searching 'Nuisance pub next door' and it will give you an idea. Ok it's next door but in the summer noise travels.

    ds has a house next door to a pub in a country village, he got a mortgage no probs at all. it is mainly an dine and driink pub, again they have no problems with noise smoke etc. infact they enjoy it so much they are going for christmas lunch there:beer:

    As Bun says check the thread. Just check the posts by me to find it easily.
    Be aware the pub could go dramatically downhill in years to come, even if its nice now. Then again it could improve :) The one next door to me has gone full circle in the last 10 years. As said the smoking ban has caused problems outside, particualrly in the summer months, especially if the pub chain and council involved show no consideration for neighbours whatsoever.
    Getting a mortgage was not a problem.

  • Thank you everybody for all your help and advice! It's not a very lively pub more of family affair, it occupys a corner plot and people tend stand around the other side for a smoke. We are getting it for a good price because of it's location and wouldn't be able to afford as big if it wasn't where it was! We did a lot of negotiating with the seller over this point and ended up getting a reduction of £16,000.
    Thank you again and fingers crossed we will be 3rd time lucky x
  • Sounds like a good deal and you have used the fact to negotiate a good reduction.

    I live next door to a pub and had no problems getting a motgage, although the LTV was not too high, so this probably helped.

    The car park has definitely become noisier due to the smoking ban, so you or others shouls consider this. I'm actually thinking of installing a Mosquito Alarm to deter younger drinkers (who are naturally noisier that others) from congregating near my boundary when smoking.
