Exchange, completion and funding rented.

Hi,
So my house sold 7 months ago, the buyer has dragged things out for so long. A month ago I put the house back on the market, but she told me she would continue paperwork etc. I didn’t think much of it as she had made false promises all along.

I got a call yesterday to say she was ready to exchange, but must be within 2 weeks as her mortgage offer and searches run out. Obviously I want to sell my house, but I need to find rented accommodation. This leaves me two weeks to view, find a place, get all checks done and move in. I don’t feel this is enough time, has anyone else been in a similar situation ?

The estate agents have turned very pushy and are trying to force me into agreeing. But I’m not going to be forced out with no where to go as she has taken so long. Obviously I know they only want their commission now, and i think they are probably holding back on viewings as they want me to sell to this lady.

Should I put it up with another agent now too?

Any advice is welcome.

    Tell her you'll do it if she pays for storage and hotel costs if you can't find somewhere in time?

    Does it just have to be exchange not complete? If so you could exchange in 2 weeks under condition there's another 2 week gap till complete?

    Your choice.

    You are not obliged to continue with her as a buyer. Her solicitors cannot insist on completion on 13 April (less than 3 weeks away). If you're not happy with the situation, don't do it.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Have they said why this date is now so urgent - given we have two short working weeks coming up too? I think you are right to proceed with caution but of course we don't all know your situation.

    I would say same as prev poster - at least a two week gap between exchange and completion - but in meantime you can be doing your homework on rentals and removals etc without laying out more expenses on things you then cannot recover.

    I doubt anyone will agree to expenses - that's surplus cash most of us don't have when moving.

    The buyer has already shelled out. They have more to lose.

    Gosh that is tight with easter isn't it! How about asking for payment for removals storage of say 1 month plus contributions to a bnb? (Could negotiate down)

    I just think it's no point cutting your nose off to spite your face IF the sale could go through, thou it's a tough one how much you'd be willing to bend to accommodate her. Nothing like her leaving it to the last minute eh

    One solution is to find a holiday rental and put your furniture into storage, but at Easter that won't be easy.

    If that's an option, I'd be asking for an increase on the 'agreed' price to reflect the extra costs involved and the fact that the property has increased in value while they've been messing about. They shouldn't baulk at a few hundred pounds.
