Re-mortgage Deed Issues

I am currently re-mortgaging with a new provider and they have received my deeds and have noted that there is a restriction on them for which we have the certificate to cover this.


The banks Conveyancer is insisting we pay for this certificate again but my original conveyancer has confirmed this is not necessary with a re-mortgage only when we come to sell and it transfers to new owners.


I'm at stale mate with them and no idea what to do other than pay up which I would obviously like to avoid. I also don't want to have to pay this fee each and every time I re-mortgage!
