Removiing a deed of trust

Hi,
How would you go about removing a deed of trust from a property ? the equity in my brother's flat is protected by this- if the property is sold, the equity would come back to her. but If she decides to leave it all to him, what does sshe need to do ?

The deed of trust is an agreement between the parties concerned. Either party would need to pay the other their share of the equity. If one was to leave.0
