Buying before selling???

Currently progressing towards buying a new property. This purchase does not depend on selling our current property as we have the funds for the deposit/ fees/ stamp duty.
Our current property is up for sale, been on the market 40 days and had 5 viewings and one coming back to look again.
Affordability wise i can afford both mortgages if needed.
Interested in any advice regarding this situation? Anything i need to be aware of

Your affordability basis or the lenders.
Not just the mortgage either, but all the running costs to consider.0 -

We didnt intend on ending up with a property left to sell just things moved so quickly. Might auction it if needed0
