    Halifax will check
Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

We currently have a case where the receipt of the certificate of title has triggered a new credit score and the result is now a decline.

We're waiting for the referral to a senior underwriter to determine if completion will be permitted next week as the mortgage offer remained valid.

  • Thanks for your feedback - when is that normally completed? She has no idea what the solicitor has done so far she had completed all searches etc and she said she will look to complete next Friday?

The solicitor submits the certificate of title to request the mortgage funds ready for completion.

  • Ok THankyou I will pass this on. I read so many conflicting things where they didn!!!8217;t check etc it!!!8217;s hard to know. It!!!8217;s a pain when credit companies do this.. I know Halifax except some adverse credit - this was from 8 years ago and they literally have put 3 late paymebts for the last 3 mo the on her report yet no other history of the account even though it clearly states it opened in 2009
  • If they did come back and decline due to this are the good with disputes or understanding about the situation?

    Disputes? Understanding?

If we get a decline, it's over.

Effectively, what we are doing is the highest possible appeal!

  • How often are things ‘actioned’ sorry I don’t understand all this just trying to work out if anythjng would have been actioned by now for them to have checked already at any point?
