  • Of course they wouldn't, they'd only take it off the market once the missives were signed.

    It depends a bit on the state of the market and the other houses on the estate agent's books..
    You can always get a friend to show an interest in "your" purchase:

    "Well we have already had a good offer on that one"
    "There is a full asking price offer on that one".

    Legally the agent has to pass on all offers to the seller.BUT if the seller changes horses in mid stream the seller will incur extra legal charges [I am assuming we are in England and Wales - The Scots have a system where backing out is more difficult]
  • That's exactly a problem with the housing. Everyone wants a quick return where it should be a long term investment.
  • I'm not sure that is right in our struggling dog eat dog economy.
    Most people for some reason or another buy a house for 5 - 10 years and then move (if they can).

    The one thing you don't want in a modern fluid economy is to be trapped by negative equity.
  • I think it's rather sad to see some of the gloating taking place hear by BTL Landlords. High property prices are destroying London. You have a situation where a couple both HAVE to work in order to buy and keep their property. This means they delay having children as they would otherwise not be able to maintain mortgage payments. By the time they are financially secure enough to have children many will find that due to age they are not able to - the biological clock has been ticking.

    In the meantime Mr and Mrs benfit scrounger have been having a good time. They have four kids and need a four bedroom home. The council have none but they pay a private landlord to house this large family.

    The effect? Many decent working couples may never be able to have children but the parasites of society are breeding at a rapid rate. Over time more of London will become a breeding pit for those on housing benefits - Landlords will do well but is this really a desireable situation in the longer term?

    Personally I would prefer it if London was increasingly populated by working couples rather that those who live off the backs of others.

    I understand your frustration, but you can't begrudge someone that has found an advantage whether it's the landlord or those living off benefits or those setting up private limited companies so they pay only 20% net tax, as if you were in their situation, you'd take advantage.

    In my case I'm jealous of the people paying only 20% net tax, so if you earn £150k, you get to keep £120k, which under normal circumstances you'd need to be earning £211k to take home.

    I guess the answer for you is to find someone rich that you like. I know it's materialistic, but at the end of the day, if you like them it won't matter.

    Anyway, property is a depreciating asset so you should only rent anyway.

    Whilst I would agree ASKING prices mean diddly squat, SOLD prices do mean something.

    We can see that SOLD prices are stagnating

    Of course, I see you make no objection to my point
    With prices stagnating (no crash) and this thread averaging one post a month now, surely it's time to un-sticky the thread and let it take it's natural place the the forums topics of dicsussion.
