Halifax mortgage application

Hi all,
I hope you'll allow me to indulge in what I know is a very regular thread topic! I'm hoping to gauge views on the likelihood of a successful mortgage application with Halifax. I live in an area where properties sell very quickly so went direct to my bank (Bank of Scotland) when the broker I chose cancelled the appointment I'd made. Here are the salient points:
I've seen a property I'd like to offer on, and I'm swinging wildly between feeling sure there is no way a full application will succeed, and thinking the above issues might not be so bad.

- Mortgage Promise in branch for £233k at 95% LTV
- Salary 50k, in same job for 10 years
- Current account and savings with BoS
- Credit file issues - 1 mail order default August 2012, settled Dec 2013, c. £600. One late payment (one month) on BoS credit card in 2013. 4 one month late payments on Virgin Media account in 2013, I think this was a discrepancy with my direct debit date. 3-4 credit card cash advances for £20-30 over the last 18 months when my debit card had expired or I left the house without it...
- Credit card, mobile phone and utility accounts all showing perfect payment record for 4 years

What's the house price in relation to the top of your MIP? Do you have enough saved for deposit and all fees, survey, solicitors? What is your current housing situation? Rebting/with fanily/sharing etc?0

Valuation is £190k. I'm in Scotland so will likely have to add some cash on top so my pot includes money for that, plus fees, tax and solicitors. I'm currently renting privately. I have never owned a property.0
