Offering on a house “in the region of”

Hi all been reading the forums for a long time and hoping if you could help me,

Viewed a house today and really liked it, mse won’t allow me to share a link, but it’s jockey road in Donnington Telford if you could have a look, and if I’m allowed to post the link I will later on

Locally market seems a bit stagnant but still showing price increases. It’s a new build and sold for 143,995 in October 2016, what would be a sensible offer?

If you all could help me, a very confused first timer buyer

  • It's a pretty big price jump in only 15 months, any idea why they are selling again so soon?
    A low offer is unlikely to be accepted having only been on the market 11 days. You might have a chance with 147/148k if you wait a week or 2 and are chain free yourself.
    If you want to offer sooner I would have thought you'd need to go slightly higher to have it taken off the market.
  • Like JuniorDoc said, with it not been on the market long too low an offer is likely to be rejected.

    Why are they selling so soon? Did they Buy/Renovate/Sell?

    How bad do you want it? If not too much wait a while and go in 145/148k
  • They are looking at downsizing, they bought the house new and want to buy a house mortgage free, we saw another house that is far cheaper and is part of a redevelopment area so might be up and coming, so this was more of a second choice but when we looked we really liked it.

    Our only rush will be trying to get out of rented accommodation in 4 months time, our agent has advised us that the house we rent will go on the market and will be open to first time buyers and investors alike
