    It really does depend on your circumstances as to who is best - as they all have different criteria.

    If you can give a few more details about your situation it would be helpful

    As a FTBer you'd think I'd be in favour of self certs. In fact I think they're at least partly responsible for the massive house price inflation we've seen.

    Why should I be competing for a property against someone who earns half what I earn, but has lied-to-buy?

    Anyway, sorry to get on my soap box again. To the OP I'd say go for a standard mortgage if you can as that way you'll have the most policies to choose from and can receive the best (lowest) rates.

    Apols to the OP. Question to herbie: is it possible to get a standard mortgage on a 12 month contract, providing three months' worth of pay slips?

    Also, what is an employer's reference when it's at home?

    Sorry, but I thought I'd ask, just for my future self.

    If you have had a stable employment history within the same field i.e. your contracts have been renewed regularly then a standard mortgage will be available - this question is bit of "how long is a piece of string" in that provided you have an adviser that will talk to lenders as opposed to just looking at a sheet of their criteria, you will always try to find a lender to offer standard rates.

    An employers reference is where a lender will write direct to your employer to confirm certain details : ie various income streams (bonuses,o/t basic), length of service, NI number etc etc
