Long story short, we got a few quotes for mortgages early in January and submitted an application with 1 provider at the end of January.
My credit file got updated yesterday and I gave it a quick check over as we are in the middle of a mortgage application. It shows 2 hard searches were done on my file in the last month, 1 for the mortgage application which i knew about and 1 done to another lender at the time of receiving a few quotes.
Now I never instructed or asked for my broker to do anything with my credit file at the time of receiving quotes. I've asked why my file was checked and the broker said it was so they could make sure we were eligible for credit. I'm aware that soft searches occur to check this out but where do I stand in regards to a hard search being done when I never gave consent or even knew it was going to occur?
My main concern is the hard search was done against a lender that I was never going to go with as the rate offered was too high. Now when my actual mortgage application is going through it will have shown them that a previous hard search was done and might set off alarm bells due to the short period between searches.
Are we likely to be affected by all this and am I right in thinking no hard searches can be done unless I give permission for it to happen?
