First time mortgage advice needed

Hello,
a mortgage adviser who I know personally says they have me a decision in principle of £76,000.
I've read around and I think I may have issues when I actually apply. This is because I believe he put it through on last year's P60. I've earned a lot less this year and there's gaps in my pay slips for the school holidays - I work for an education agency.
At what stage will I need to pay?
In other words, I don't want to pay any fees until I've been offered the mortgage. Is this how it works?
Also, any other advice offered about getting my first mortgage and working for an agency is greatly appreciated!

You may have to pay a mortgage product fee up front (although some are fee free). Some products come with a free valuation, others will want that paid too.
Also usually you instruct solicitors but you could hold off thus until your mortgage application had gone through.0
