Halifax Mortgage Application

Hi Guys,

Sorry to post this again - Did post in a thread the other day

Wondering if anyone can put my mind at ease.

Myself and my partner are buying our first house

Went through a broker who recommended Halifax for the type of mortgage we wanted (FTB with 5% deposit on a £200,000 house)

We got the agreement in principle for a rough value of £213,950 and went ahead with the application via the broker

Paid a mortgage arrangement fee of £999 and the surveyor costs of £455 (including level 2 survey)

Our mortgage application went to the underwritters and the hard credit search has been completed - can see this on our experian reports

Underwritters requested latest bank statement ontop of the one payslip they had already had, these got sent off and the documentation was approved. We are now awaiting the survey to be done

My concerns are to do with my credit history. I have one settled default from 2013 and one settled CCJ from 2014, both were declared. My partner has a clean credit record

I imagine these would have been viewed in the hard credit search and rejected at this point?

My concern is having paid out near enough £1,500, after all these checks what are the chances of it falling flat on its face at this stage?

    Have you not raised these concerns with your broker?
    I would be a little upset if one of my customers was coming on a forum to ask complete randoms rather than coming to me.

    Your broker must have some confidence otherwise they would not have wasted an hour or 2 doing the research and submitting the application.

    If your full application has gone in and not been declined then you have passed the credit check. An underwriter is going to cross reference any documents provided with your application and if all is correct then you should be fine.

    Yes, I have spoken to my broker but it's a stressful time so was looking for extra reassurance from the community as a first time buyer

    If you have a broker, that is the best person to whom your questions should be put. They have all your case data to hand and understand why they have done what they have done.

    At best, any reply you get on here is speculative and uninformed.

    Brokers don't put applications to lenders "on spec." We do so on the full understanding that the application meets the lender's criteria and the only way the application could be declined is due to unknown/undisclosed information or the property having issues.

    Understand completely - I guess a silly mistake 10 years ago resulting in the default and CCJ still haunts me at times so i expect the worst when making credit applications
