Chances on getting mortgage- property with public

I am asking here because I don't want to get my hopes up unnecessarily!

We want to buy a house which has a footpath shown on the definitive map. On the map the footpath comes down a sheer drop from woodland then through the dining room. It then stops in the middle of the garden. Anyone who managed to scramble down the bank and through the dining room would have to just turn back as the footpath just stops.

On the ground, there is a very well sign posted public footpath which passes along the front of the house then turns up a gentle slope into the woodland. Not only is it signposted, it is displayed on a map next to the sign post. However, this footpath does not appear on the definitive map!

We need a mortgage. Do any lenders lend in these circumstances? Thanks.

    One for your solicitor I think they need to examine the title details very carefully.

    There is nothing on the deeds at all. It is only shown on the definitive map. The path isn't shown on ordinance survey maps either.

    The council say it is probably an error.

    The dining room is an extension added 30 years ago, with full planning.

    It is more about whether we will get the mortgage. It would be impossible to walk down the 'path'. You would have to have climbing equipment. It is a 25 foot drop.

    Cannot see it technically being an issue at the outset with obtaining a mortgage, it would just flag at searches during conveyancing.
