Unspent conviction - any chance of a mortgage

Options
Hi,

I volunteer at a financial advice charity on weekends and one of our clients was in prison until 2 years ago. The conviction is unspent and unrelated to any financial fraud, etc.

He now has had a steady job in city for almost 2 years. Is there any chance of him getting a mortgage through a broker or does he just have to wait till the conviction is spent?

Thanks,

K

I do not know the answer for sure, but unless there is a legal reason as to why they can not apply for a Mortgage, I would imagine there will be lenders but it might be a case of a little building society somewhere who will take the time to understand.

I did a similar case many years ago. As I recall the issue was not the Mortgage but the inability to arrange insurance on the property.

So the client bought a home and then couldn't insure it or the lender declined the application because the buyer wouldn't be able to get insurance?

The reason I ask is because the charity has an insurance broker they work with that specialises in getting insurance for ex-offenders. Not sure whether they do buildings insurance for ex-offenders as well but they are called homeprotect so might well do.

The proposed borrower could not get the buildings insurance, that was the issue.
