How do you deal with the ones in my position: quite picky about houses but want to be able to close quickly when the right one comes up?

Build a relationship with the EA's. Convince them you are a serious proceedable buyer. You'll then be first on their notify telephone list.
  • If the best houses go fast you need to be on the ball. Make the estate agents aware in the area, sign up for alerts. They can then contact you when a suitable house is coming up. Even though you aren’t in a rush other people will be and the best houses will go.
Our house went up Thursday, I booked our viewing straightaway they did viewings all weekend and we had our offer accepted Monday. If I was a day later I’d have probably missed out.
