Natwest mortgage rates

Just looking at the various mortgage rates that Natwest offer is there any reason why you couldn't pick certain ones? for example there is a 5 year fixed rate cash back one at 2.08%, surely everyone will pick this? I am using HTB with 5% deposit

    Thrugelmir, I know all about HTB I sell new houses. I'm just unsure about whether I would qualify for certain rates?

    NatWest has specific HTB products.

    You cannot choose from the standard range.
