Receipts for CGT

I am having work done on my btl flat before selling it. As well as general repair, decoration, new flooring etc the very tatty kitchen & bathroom are being replaced. Will I be able to claim any of this against CGT when I sell? If so do I need to get itemised receipts from my builder for hmrc, or will a more general bill from him at the end of works be sufficient?

    kitchen & bathroom are nowadays typically regarded as revenue spend, not capital spend. Why can't you claim them in your rental profits calculation?

    Yes the letting had ended, (it is my tenant that is now doing the work on the flat) although technically if I allow a month from the last rent payment he still has a couple of weeks tenancy left. Next year I will be having an accountant do my tax return (for various reasons) & I want to make sure I have all the correct paperwork/receipts for him, especially if some parts of the refurbishment might need to be allocated to different areas of my tax return.

    if your tenant is doing the work then the tenancy has not ended otherwise he isn't your tenant :o

    since rent is payable in advance, the tenancy does not end on the date of the last cash received, it ends when the tenancy period ends. It sounds like yours has not yet ended?

    Ok I didnt word that very well. My tenant no longer lives there & has moved his things out. I've just checked dates & there is still 3 days left of his tenancy. Does that mean the items & work done before this date can be claimed against the rent? (even though I wont be getting a new tenant)
