Mortgage with Partner who has unsatisfied CCJ

Hi all,

I wonder if you can help me & my partner with some advice.

Situation as follows:

Myself (29yo) & Wife (28yo) are looking to buy a house together. My credit score is good and I've never had a default, CCJ or anything adverse on my credit history. I also have a mortgage solely in my name which I've paid over the last 4 years with no issues. My wife, before we met, lived with a BF who turned out to be a complete scumbag and she had to move out the property where they were living. Fast forward, a CCJ for 2.4k had been lodged against her for an unpaid water bill 3 and a half years ago. She wasn't aware that this was on her file until roughly 3 months ago. Now we're looking at moving out of our flat and move to a house. We have a £70k deposit and are looking to buy a property of c. £315k. Our joint income is £72,600pa. We've been to see a broker who suggested we try first with Halifax and then if thats not successful, look into other options. Well today the DIP was accepted and they said they're prepared to lend up to c.£340k, well over what we need.

My questions are, how likely is this to fail the full application based on my partners poor credit score/unsatisfied CCJ? We're very stressed by the situation. Any help would be much appreciated.

    Subject to your broker keying in the fact the CCJ was raised against your partner and this fitting within their criteria, then it shouldn't fail.

    How are you proposing to address the CCJ?

    That's a hefty water bill even factoring in collection charges on top. If the account remained in her name. Then be dificult to apply for set aside. Take the emotion out of any decision and look at the practicalities. However unpalatable it may feel.
