Hi new around here but appreciate all the posts that have gone before. We're first time buyers and had our 3rd offer accepted on a property yesterday. So we moved forward with our application with L&C broker (post office/bank of Ireland) - have now discovered that could be a mistake. Today L&C called to say that the post office arn't happy with my employment situation. I finished in my previous job on Friday (19th) because I start new employment on Monday (29th) - so I have this week off between jobs, which was meant to be relaxing but has proved the opposite so far! Both are permanent full time positions no problems there. My partner is in a full time permanent position 18months, no changes with him. I explained all this to the broker and he said as long as you have a contract for the new job, which I do, then it will be fine. Post office have immediately rejected application as they need at least 1 payslip which obviously I won't have until end of Feb.
I wasn't pleased with L&C for not looking into this before we wasted our time with documents and application etc. However they assure me the post office rejected before even a credit check - so if true, then at least there's no 'damage' done.
I have now turned to the bank we have our joint account with Natwest and although I have an appointment scheduled for Friday to apply and a AIP I've been warned that being in probation may be a problem.
In short, I start a new permanent job on Monday 6months probation and my partner has no employment change full time permanent - do we have any options at all? Purchase price 110k, 5% deposit, joint income approx 40k

Wasting your time with Natwest, they wont have it.
Find a broker that knows what they are doing....I am a Mortgage Broker.

thanks but how? if I'm a first time buyer how can I find a mortgage broker who knows what they're doing - I have no recommendations to fall back on.0

Natwest MIGHT do it.
It is probably not a bad idea to speak to a broker. To be honest, I think you are more likely to get accepted with Natwest via a broker than you would be directly - strange, but it does happen.

Thank you - what about nationwide, any better? My problem now is that I wasn't at all impressed with L&C for not spotting this problem prior, so where do I find a good broker from?0

Try searching on Unbiased.co.uk for a broker, ask friends/family who own their homes, ask for recommendations on Facebook, Nextdoor etc (though double check the profile of anyone who responds to make sure they're not connected to the broker before taking them seriously). There's a lot of ways to find a decent broker. Just don't use any that are pushed by the estate agents.
I would drop L&C before they can try applying to anyone else and make the situation worse. Don't do anything on your own either - find a good broker before you do anything as they can smooth the application more than you ever could on your own.0
