Valuation Fee - Lloyds

We had a AIP from Lloyds in December.

Based on this AIP we made an offer on a property which was accepted - offer was well within our MAX AIP.

We have spoken with Lloyds re progressing Mortgage and have been advised that they may now not be willing to lend us AIP value on our current circumstance (wife on Maternity Leave) until my wife returns to work.

They have referred our mortgage to the underwriter however have still booked in a valuation (taking place tomorrow).

Lloyd's offer free valuation with mortgages - we have not signed anything.

We have spoken with another provider who has stated that they are happy to proceed with mortgage however we have not officially applied (only AIP).

Rates as similar however with other provider we would have to pay for Legal Fees.

If we were to decide to move to new mortgage provider would we be obligated to pay Lloyds for valuation? At this stage we have not accepted a mortgage with them. I can find no reference to this within the Mortgage Illustration.
