can I borrow against new extension?

Hi guys
I'm looking to build an extension on my hourse at some point but am not sure if we'll be able to borrow enough.
repayment affordability isn't an issue, it's just that we've been told that we can only borrow up to 95% of the value of the house (we're already close to that).
Does anyone know if lenders will lend based on the value of your property AFTER the exstension has been built? In our case we'll go from a 2 bed semi to a 4 bed semi with additional lounge and dinning room so quite a step up.
Anyone got any ideas?
