Re-mortgage after bankruptcy?

Ive split from my partner 18 months ago. She wants the house sold with little equity in it as its shared ownership. I have my 13 yr old daughter living with me. I want to keep the house but she hated having to pay off her share of our debts and therefore set up an IVA.
It was closed 6 months ago with six months of stigma left on my file.
My current mortgage lender wont lend me £40k to but her out.
What can I do in order to keep the house so that my daighter has somewhere to live beyond 18?
I am 56 and ill be 61 by then. I stand to lose my home and at a near age of retirement, end up living in a room within a shared house with no ability for my daughter to stay.

Have you spoken to the housing association to see they have any suggestions? (assumption its an HA if its shared ownership)
If not - then speak to a 'whole of the market' mortgage broker rather than the usual high street banks.0 -
