I've never used one, but I was always purchasing as sole buyer, no dependents, no debt, employed, excellent credit rating. In those cases, you can be pretty sure the bank will lend to the published income multiples. If I had any doubts, I'd consider their knowledge worthwhile. I certainly would want a refused application on my credit record.

I've never used a broker as I went with a particular company as part of a wider business finance deal and since then, even though I no longer have the business, they've always had a very good rate at the time I've needed them. I would go as far as to say my current rate is unbeatable anywhere - but that's just by pure chance.

However, my circumstances have changed recently and I'll be much more of a special case the next time I need a mortgage so I could certainly see myself using a mortgage broker in the future.
