That term would be a date around Sept 2034

    £44117 @ 2.49% £264pm 206 months to pay it off Feb 2035
    £44117 @ 2.49% £269pm 201 months to pay it off Sept 2034

The increase is to bring you back in line with your proper full term so that looks about right.

it will be possible to work out where it went wrong at the switch in Aug with more information.

Is it possible my switch from full time to part time when I switched standing order from 400 to 275 could have caused this-funny 275 seems to be taking longer than the 400 was taking to debit my rbs account/reach natwide mtg acc.
I don’t think I can ask for any more help I’ll call rbs +natwide asap-maybe 1st week Jan and keep an eye on what happens next week etc.
Seems very. Hit and miss -A few phone calls to ensue I find a simple solution going into 2018.

You need to provide the time line to see where you went wrong.

There are the equivalent of around 5 missed payments in total.
Changing the date of the SO won't have caused all that since the new payment was calculated back in mid 2017 the interest is around £3 a day I suspect it is bigger missed/under payments that has caused the problem

when did the 5y fix run out when did your switch actually happen, when did you change the DD, when did you miss payments etc.

you need to provide any dates you have a balance the dates of payments and the date the date changed.

That’s what I thought since June 17 approx when my 5yr 5% fix ended and I swapped online to 2.49% 2 yr fix.
    2.49f ixed 2 yrs since Aug17

Which date dis the rate change take effects and when did you reduce the SO?

What date does the new letter say your new payment starts?

    This is a good plan.

I think you'll find that the key is the months where you didn't pay.

Called r.b.s yesterday, nice c.s.r. Help in sending an e-mail to allow me to re activate card reader which I hadn’t used for a few years.
Natwide mtg was debited since 1st from r.b.s. Though only debited from Natwide mtg balance today -after my overpayment was reduced yesterday and restored today 1K approx.
Anyway I’ve decided to amend r.b.s. S.O. To 28th again from 28th Jan -ahead of Feb Natwide mtg payment.
I haven’t yet decided to try a DD if all else continues to fail then I could simply revert to making mtg payments via Natwide online via r.b.s. Debit card -which was working well for a few years though I didn’t consider this payment method to be long term.

Thanks MSEr’s for advice as always

Out of interest, why the aversion to setting up a direct debit?

The standing order was original advice from 1st mortgage financial advisor-2003 1st flat, mtg was then via HBOS.

    Just noticed this
I setup rbs standing order by providing natwide recommended sort code/acc numer for mortgage payments-details i haven’t posted here.
In addition to what I’ve setup natwide website advises the following info when paying a mortgage from another bank

Transfers can take typically 3-5 working days to show on your mortgage account.
Maybe this is the delay I’m experiencing

You need to setup a DD, you would avoid a lot of trouble (ie, what you are having now!)
    [STRIKE]1/12/16 - £152,599.00 [/STRIKE]
    [STRIKE]11/11/17 - £145,990.00 [/STRIKE] <> Overpaid £3916.
    11/11/18 - £142,074.00

That explains why you have a standing order but not why you are apparently averse to using a direct debit.
