Can Barclays refuse to give you a copy of your valuation?

As per the title really.

The valuation and mortgage offer was done in the same day and everything is fine, however we want a copy of the valuation - is this unreasonable?

Our broker says:

The lender would not send any copies of the basic valuation as it is for bank purposes only. Some lenders share this but unfortunately Barclays do not.

We are instructing a fully building survey, but I was hoping to see what information was on here to then give to the building surveyor. Am I being pedantic? Should be be able to get a copy of the valuation? If we can't, are we missing potential important information even though we will have a full survey done.

It's not 'your' valuation so they don't have to share.

Your broker is spot on. Some lenders will, some lenders will not.
If the bank say no, there is not a lot you can do.

Barclays only issues a copy of the valuation on HTB cases where the HTB Agent won't allow exchange of contracts without one.

if it s not a new build, I would be worrying why you haven't done a building survey yourself. A valuation is just that and not yours.

If you had actually read the full OP you'd have seen they are having a full building survey.

The standard valuation was for their purposes only.

    Yes you are being pendantic.

The standard valuation report from Barclays will be of no use to the surveyor conducting a full SS.

A surveyor should not be referring to another's work but making their own decisions as the risk is on their own professional indemnity insurance.

You are not missing potential important information.

The lender's valuation is just that-not a survey. Their only concern is that the property is worth the cost of the loan. It won't pick up the kind of minor things that a full survey will.

  • Thanks, it was a genuine question and know I know I'm being pedantic that's fine! I just had never been in a position where I wasn't given a copy of the valuation but now I know it's not an issue I won't lose any sleep over it. The full survey will deal with any real issues I'm sure.

I'm more worried about JKW being found on the property. Canalside and old disused railway line, two areas that JKW seems to thrive in. Keeping everything crossed.
