Good evening all...after a bit of help.

To cut a long story short i am a contractor with a LTD company and due to this have gone with a broker and applied for a halifax mortgage. Its a one man operation recommended by my accountant..

The broker is the most unreliable and most difficult to get hold of person i have ever come across...i am getting to the end of my tethers to be honest...

Survey was done exactly a week ago and so far nothing...was told initially offer likely to be issued next day...then told he will chase...waited over the weekend and yet another day gone without being able to get hold of him although was promised via text that he would chase today after i messaged him 9am...

Just thinking i will call halifax direct myself tomorrow morning? any problems with this as far as anyone can see? Many thanks for your help.

My situation is quite complex and i only have one year accounts...so been a tense 3 weeks with no end in sight...

Sounds like your broker has broken up for Xmas.

I would be disappointed if one of my clients contacted the lender direct, but sounds like you have a need to do so.

thanks for the reply...he definitely hasn't broken up fro xmas - its the norm for him to take 2-3 days to respond.

The promise was to let me know by end of today...despite messages and phone-calls no response from him as the day went on -as i say this the norm almost from the start.

Hence me wondering whether i should try and find out more to save my own sanity!

There's little your broker can do while the lender is processing your application.
Survey was done exactly a week ago and so far nothing

Surveyor needs to write their report and submit this to the lender.

    All takes time.

Have you spoken to your accountant about these problems?

He recommended the Broker so has an interest.

many thanks guys for your help so far.... Right just a update and to say i am furious is an understatement.... just contacted broker this morning through text message and he writes ""no update i am afraid...will be done this week - you are welcome to call them but awaiting final assessment"

So i rung halifax... and wow!!!! i am shocked!

    16/11
AIP from halifax after Leeds rejection - took 2 days of chasing to get this.
    21/11/17
emailed all bank statements, passport ect to submit full application. He confirmed on email application submitted and just need to wait.
    6/12/17
got a phone call in the eving to say need to pay £200 for survey
    8/12/17
Credit searches from halifax noted on noodle. Survey arranged for Tuesday 12/12 9am.
contacted broker after survey told decision prob 14 or 15th dec.

Called halifax 19/12 (today) to be told that application submitted 6/12/17 and NO documents updated by broker and not answered phones. They doubel checked brokers number with me on the phone. Halifax said waiting for this and usually decision instant if brokers phones them as soon as documents uploaded and holds for a decision.

SO i have been lied to since 22nd November...i am furious...

You need to take this information up with the broker.

Its disappointing when people experience poor / shoddy workmanship from brokers, as it can discredit the steadfast ones of us, that do work our socks off. That being said, you can get people like this in any line of business!

You could dump the broker, but this would mean starting again and more credit checks (generally!). I personally would send a rocket to him, explaining the information you have been told and find out what he is going to do about it.

The Halifax process works best when you;-

    submit the application
upload the supporting documents using Intralinks
ring and have them approve the docs immediately

and the valuation is instructed immediately and the offer is issued as soon as the valuation report is back.

It's about the slickest process of the lot and we get more offers out faster with Halifax than with any other lender.
