Currently awaiting mortgage decision change of property

Hi,
I currently have an application going through with Santander for a property and the free valuation is booked for this Thursday I have just discovered there are 30 odd houses to be built at the back of the property which could cause a large number of problems over several years. Because of this I will be informing the seller in the morning I am withdrawing my offer. I have also found another property which I will be viewing this week. How easy is it to switch the property on the application? Do I have to start all over again? The value is only slight more so I do not see that being a problem.
