Hi guys was having difficulty accessing my account. Essentially I shopped around lawyers until one agreed to do it. Apparently it's not a big deal just most people don't want to take the risk. Cost me ten quid!

I found myself in the same situation because of my name. Thankfully had established a good relationship with a solicitor many years back and they were happy to provide this certificate. That's the problem with using cheaper unpersonal firms rather than more expensive but personal firms.0

Hi,
I am in the same situation. I am trying to remortgage my property and have been advised that an anti fraud restriction was added to the title on purchase (I was not aware of this at the time). My conveyance is saying that I need to have an independent solicitor witness my mortgage deed and provide a certificate verifying my identity. I have spoken to a number of local solicitors (Dorset) and while some will provide the certificate for ID none will sign the mortgage deed.
So my options appear to be either cancel and take a new product with current lender who's rates aren't as good or try and have the restriction removed.
Has anyone had any success either meeting the restriction (i.e finding a solicitor who will provide the cert and sign the deed) or getting it removed?
