  • I would get a loan for £8k or a 0% credit card and do the heating and bathroom while saving for the others. From what you have said about clearing £25k in 18 months, this could be cleared in 6. Even if another loan was taken out, it would be a smaller amount and less to worry about if there were any unforeseen problems.

    If you had bought the property with these jobs already done, but a higher mortgage I suspect the answers would have been different. Do you save any money by having the jobs done at the same time?

    I am certainly no expert, but the prices you mention look on the high side. Are you sure spending that much will be worth it and you are not succumbing to the lure of advertising? Why won't perfectly adequate but cheaper make you as happy?

  • I've read a few of your posts in the past but don't really know that much about your history or circumstances to work out whether a loan is a good or bad thing for you. However this is what I'd do in your situation (and I'd do this even with savings to pay for it all, but then again I'm really tight or maybe cautious is a better word!).

    Heating:
    Do this ASAP, shop around for a really good deal on the heating system/installation and find the cheapest way to pay for it 0% credit card, buy now pay later, loan.

    Bathroom:
    You can't move in without a bathroom so same advice as above. I think £4k is a little on the expensive side though. I need a new bathroom and I'm aiming to spend £3k including fitting.

    Kitchen:
    Stick a sink in it and save to replace

    Windows:
    Save to replace

    Clear all debt as quickly as you can. I'd prioritise this over saving for the other things but it sounds like you have a good income to clear £59k in 2 years so you might be able to make quick headway on both.

Get a cheap sink fitted to start with - try gumtree - and leave kitchen until you have lived in the property for a bit so that you get the feel what you want the final layout to be like. (I wouldn't rush into getting a new kitchen before you've been in the place for a bit..expense of getting it changed later on...) And then utilise the 0% offers for fitting)

    Windows:
    Save to replace Agree. Use temporary fixes to seal any draughts for now.

    Also...January sales are coming, so utilise them as much as you can...
