Can anyone recommend any really good mortgage brokers?

I started a new job (1 month ago) on a permanent contract. But need to apply for a mortgage ASAP! (And do not want wait for 3 months payslips) as there's a property that I really want to buy and feel that waiting for the 3 month payslips would make this house slip away.

My question is: is there a lender out there who will lend to me with 1 month worth of payslips and on a 95% mortgage at a reasonable interest rate?

If so could anyone head me in the direction of anyone who could help?

    Yes. Such lenders exist. You are right to seek broker assistance.

    Ask friends and relatives for a recommendation.

    Thats Good to know, however my circle is very small and I do not have any friends or family to ask, so any help would be much appreciated

    Both Tesco and Nationwide would lend to you under those circumstances and there are others also. If the rest of your circumstances are fine then it wouldn't be too hard to go it alone, just make sure you check the criteria.

    I would suggest the exact opposite.

    With L&C it depends exactly who you get on the phone.

    Go for a local independent. In fact look at threads on here, see if any of the brokers identifiable from their signatures stands out, and DM them.

    I completely agree with this. Infact i nearly mentioned something earlier today but did not want it to appear like sour grapes. If you have a read of the reviews on this site about L&C it is very much hit and miss depending on who you get.

  • I'd recommend John Steel from Strictly Mortgages in Cheltenham, he's not local to me But distance hasn't been an issue. He is fab!
  • I was accepted for Mortgage in mid March after starting a new role at the beginning of February. The broker was Halifax and I had no issues what's so ever obtaining a mortgage even though I was on a probation period. I can't remember exactly how many months payslips I had but it wouldn't have been 3.

    Income from probationary employment is only used where the probationary period is part of a permanent contract. If the contract is purely probationary with the employer having the option to terminate the contract then this income cannot be used.
