A First Time Buyer story so far....

Just thought I'd make a post about our story so far.

Basic details are,
-Live in North Yorkshire
-Joint salary £41,000 a year
-23 & 25 years old
-A 2 year old daughter
-Partner had a £535 CCJ from Jan 15 and satisfied Nov 15
-Partner started new job in Sept just gone.
-No debt

We found a house we liked for £160,000 and we spoke to a local independent mortgage advisor. He referred us to Halifax who we are hoping to go with and got us an AIP with 90% LTV.

We had an offer of £152,500 accepted on the 9th Oct and the Survey/Valuation completed on the 19th Oct, we're hoping to get a mortgage offer tomorrow.

I'm going to post significant updates to this post in the aim of helping people who have a CCJ breathing down their neck as it has stressed me out for a long time.

I hope this thread will help to set some peoples mind a rest.

  • So I rang up today to see how things are going. It turns out the valuation was cancelled as one of our payslips didn't get to them ontime (partners work taking thier time as usual) They got the payslip today and their happy with it and the valuation will be going ahead on wednesday, so I should hear by Thurs/Fri this week.
  • Had the mortgage offer for 90% without any problems. It was like the CCJ was ignored!

  • Congratulations! I’ve been worrying about 5 late payments my partner has from 2012-2013, we are also applying with Halifax so this has given me a little bit of hope that it might all go better than I thought! Hopefully the rest of your journey will be smooth sailing!
  • why did u pick Halifax...they have awful rates on 90 ltv
  • As stated above, they were the only ones to ignore the CCJ. I don't think 2.14% is bad with adverse credit.
