    Not sure if the term secured loan means its being treated differently to a mortgage or further advance ( do you have a mortgage also?)

    and whether charges/ penalties being applied somewhere ( would not normal if just a product rate swap)

    It was a further advance and the main mortgage was paid off in May. Dont know if that is relevant. Have had deals end before and gone onto new deals and this is first time payment have gone up??
