Second mortgage

I'm a home owner and would like to purchase a second property, to refurbish it and sell on for a profit. I have a 25% deposit. Do I need a commercial mortgage for this please, ?

How long do you intend to take refurbishing it?
This process is called 'Flipping' and is usually funded by Bridging Loans, dependant on timescales, costs etcI am a Mortgage Broker.
