Potentially about to put an offer on a property.

The asking price is £145,000 however it’s listed as offers in region of. I think it’s worth £142,000 is this cheeky to ask for less?

First time buyer. Super unsure:

Or should I go for £140,000?

Look at it this way MLJunior.

1. Your first offer is likely to be rejected as everyone feels they can negotiate.

2. An offer of £140,000 does not preclude a later offer of £142,000

3. A buyer offering £142,000 to start is unlikely to have a lower £140,000 offer accepted later.

My house is on as a guide price which to me is exactly the same as Offers in the region of. It is inviting people to put forward what they think the house is worth but there is an indication of the overall value provided by the estate agent

It all depends on the vendor, but I am willing to accept and offer within a reasonable percentage of my guide price. If it were me, at 145 I would start at 140 and work my way up to what you are willing to accept.
