DMP & 75/25 Mortgage

I'm currently on a DMP and coming to the end of my help to buy scheme 75/25 on my flat.
I currently rent my flat out and rent a house out myself. When I bought my property, I bought it at £100k. However, 6 months after buying my property, the market crashed and it's vale went down to £60k. I took a £75 mortgage over 25 years.
All was fine until my relationship ended and I was saddled with a load of debt. I have £10k on a DMP with Stepchange.
My help to buy ends next June and will need to get another £25k mortgage. I'm aiming to pay the 10k off. However, I'm wondering if it's actually better to pay more off my mortgage and get more equity in that to help my loan to value and once I have my mortgage sorted then Attack th DMP again.
I'm still also worried if a lender will actually help me.
