Remortgaging - Help to buy redemption

Hi there,
I’m coming to the end of current fixed rate period and I’m looking to remortgage. My earnings have changed dramatically over the past two years and I’d like to buy my way of out the Help to Buy Equity Loan.
I know I have to pay for an independent valuation and forward this to Target to get a statement, however, it’s unclear whether I will need a conveyancer for this? I spoke to a broker recently and they mentioned the new mortgage provider may offer these services for a fee on top of the standard conveyancing offers that come with the majority of remortgage deals.
Also, is it worth using a broker for this? I read that some lenders are unwilling to consider those buying their way out of Help to Buy but I don’t understand why.

Some lenders do offer free legal services as part of the mortgage product package. To remortgage you will require a solicitor. Who at the very least will need to be on the lenders panel.0
