Mortgage for another property?

I wonder if there are any mortgage brokers on here that could advise.
I own 2 flats in which one I live in and one I let out.
Equity wise I own the flat I live in with no mortgage.(£112000)
The 2nd I let out at £650 a month.(owe £96000 on a mortgage.).The flat is worth about £117000.
I have £43000 cash.
I only earn around £21000 as I have taken it a bit easier of late. I have the potential to earn £30000 but will take over my life somewhat. I am not married or cohabitation. I am thinking of letting out the flat I live in and buying somewhere else for myself.
I did have my own broker but she has since retired.
Anyway I realise that a lot more information will be required but does anyone feel this is worth even looking into further?

It might depend on the purchase price of the new property.
You could probably get a BTL mortgage on the current flat depending on the rental income you'd expect.
Why not call another broker and see what they have to offer ?0
