I have a £53,995 application in front of me.

When the commission is added to our £250 broker fee, that takes the case earnings upto £438.

It's the bigger cases paying £900 fees which enable us to continue to offer a service for those where we won't even break-even given the cost of regulation and administration of an application.

No - I didn't expect that at all - I knew that fee free brokers are paid by the lender, I'm not that stupid.

My comment was aimed at VFR-Rider who seemed to be questioning why someone would be giving their time for nothing. I was merely pointing out to them that just because you aren't paying, doesn't mean someone else isn't.

It looks like if i want a mortgage then im gonna end up with a poor rate. 3.54% has been suggested for a 2 year fixed rate, 90%LTV, £1300 lender fees, £600 broker fees. I could get better if i had a 15% deposit. The discrepancy on my credit file is making it very difficult too.

I am waiting on another fee free broker getting back to me after i have sent my years accounts over to her. Im not sure if she can offer anything similar or better.

I may end up biting the bullet and accepting the higher rate. I pay £750 rent each month and its going into thin air.
