Mortgage Soft Search

Hi, after a few years of having a low credit score I have been able to get mine and my Wife's scores back on track. We have no defaults or ccj's but the last arrears shows until January this year when we were able to bring the account back into good order and resume normal payments. I have carried out a couple of mortgage soft search enquiries and these have come back accepted. I know a soft search would still discover the historic arrears and from my research I know most high street lenders don't consider arrears within the last one or sometimes 2 years. My question is, is it likely a full application will flag the arrears and the decision revert to a decline? Are there any Mortgage Advisors out there or members who have had similar circumstances to myself and had a mortgage with a mainstream high street lender approved? Many thanks.

There is not really enough information to say for sure, but you could put your credit reports infront of a broker to get their opinion.

Thanks. A Broker did look a few months ago and we were offered a mortgage from a near prime lender with an accompanying high rate. The agreement in principle I recently obtained was from a provider who the Broker said he tried and who declined us.Darren :beer:0

I have checked my credit file and can see the search carried out as a result of the Brokers enquiry and my own. Could the one by the Broker be a hard search and mine a soft, hence the differing outcomes?Darren :beer:0
