Mortaging on joint ownership.

JThe wife and i would like to re mortgage on my house which is joint owned by myself the wife and father.

The wife and i own 33% each and father 34%

The house is worth £350000 with no mortgage on it.

We would like to release 90k to fund a property purchase abroad.

Do able.....? Or does the fact my 70 yr old father owns a 3rd make it a no no
