Need Help and Advice to realise cash from property

Hi Guys any help would be appreciated. I need some cash to pay a tax bill (8000) and a family loan (7000). I made one application to Halifax for a loan and was turned down. I own my Leasehold Maisonette outright (value 85000). I think my credit score is quite low for some reason and i am considering getting a mortgage on the property. I would appreciate any advice whether this is a good idea, who are the best lenders for a small mortgage and what is the next step.

I had 3 credit reports about 9 months ago:

Experian ......... On electoral Roll for 15 years and check for opening of current account recently. Thats all.

Equifax ........... No electoral roll, no searches, nothing at all.

CallCredit .......... On electoral roll for 15 years.Nothing else.

Positve Points
I am an Home owner with no mortgage.
1800 per month gross pay
Lived same house 15 years

Bad points

I only opened my current account (HALIFAX EASYCASH basic account) about 16 months ago. It does not come with check book.

All my salary is paid into this account

I opened a full Halifax current account about a month and a half ago.

I do not have any credit or store card

I have only been employed in my Civil Servant job for 7 months
