Hi,

I'm looking to rent an apartment or small house for myself from the start of next month.

Apart from PropertyPal - where else can I search for properties? I'm struggling to get something suitable.
Edit - just remembered about Gumtree.

Also, is there much chance of negotiating on the min term of the lease?

What would £600pcm get me in Belfast - I would be okay going out southwards towards Four Winds.

I've looked on SpareRoom but I think I'm now a bit old for sharing - both in my own mindset and also judging by the criteria in the adverts.

Dont forget facebook .Get yourself known to local agents .I know of one house ( not in Belfast ) The agent advertised it on Facebook 40 minutes later they had it as let .However I know for fact it was already let before it was advertised .As for min term ,not really negotiable unless its a hard to let property .

Are there any letting agencies that are recommended?
Plus how much would be needed to get a reasonable terrace/apartment in either city centre or south/south east Belfast?

I was hoping to pick somethign up for around £650 max - is that feasible?

A one bed or studio apartment would suffice for me.

One more question, what are the normal financial implications of breaking a lease prior to the agreed end date?

For example, the likely for me would be that I sign a 1yr lease now and by early summer I purchase a property. How would I be penalised (if at all) for breaking the lease?

Depends on the landlord.They can chase you for the rent ,take you to court ,or they may just keep your deposit if you are lucky

Thanks - going to look at an apartment with Economy 7. It's EPC rating (for what its worth) is D57/D67. It is double glazed.

I've not lived anywhere with E7 - what should I be looking out for with E7 heating? Just how much more expensive is it to run than gas? My understanding of it is that it results in a dry heat in the rooms - also that it is more expensive.

E7 heating heats at night .First problem if you dont put the heat on and it get cold the next day nothing you can do .E7 meters have a standing charge. The bedroom may have a heater but not a storage heater .When you do use the storage heaters your apartment may start to feel cold at say 9 in the evening but the E7 wont come on until 12. Dont try to dry your clothes on storage heaters and keep furniture away from them.
