Hi All,
We applied for a mortgage and got the DIP last week. Our broker key in the full appllication on wednrsday 30th August. Same time i made the payment of £580 (£430 for valuation and £150 for TML to process the application). Thr Mortgage Lender TML refunded £430 on Friday 1st September (day before yesterday).
I am wondering if that means a declined mortgage by TML? If yes, it only took them a day to process everything? I supplied my lateat payslip to my broker on Friday afternoon (1st Sep) and the same day the refunded valuation fee £430.
I have a small default of £600 which is more than 5 year old and was satisified 4 years ago. Mrs has a ccj which is 5 years and 4 months old also satisfied long ago. Affordability is not an issue either. Have enough money in the bank to prove the deposit.
Please advise as i am worried. I have put my current house for sale, valuation of my current house etc so we have spent over £1500 so far and dont want this to be declined. Offer on the new house has alao been accepted.
Please advise what to expect and what to do.

It does not sound promising.
What have you spent £1500 on?
Why did your broker go to TML? On the adverse alone I would think there are cheaper options.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Possible issue with the application. May be underwriting not happy, or could be administrative and a new case number.
Nothing you can before before speaking to your Broker tomorrow.I am a Mortgage Broker

Hi ACG & amnblog,
Thank you for the reply.
£1500 to advertise my current house in the market and the valuation of my current house.
Do you not think they are so quick like they made the decision the very next day?
My broker did give me an option of Precise mortgage with 80% LTV and TML with 85% LTV so i went for TML.
I can see othet threads regarding TML. People have waited weeks for underwriters working on the application process before TML asked for a valuation fee? Mine wasn't even a day. Will speak to broker tomorrow to find out what is happening.0
