Halifax application worries

Jt income £56,740
Looking at help to buy mortgage of £187500.

I have two ccj from 2012 but one has already dropped off Experian (no idea why) both settled for two years. Total £3k (£1200 is one left on report)

I have two credit cards with limit of £8500.

Did an aip with Halifax directly and it said £214,000 at 90%. We also have dip with Santander and precise.

Thinking about full app next week will the ccjs have not been comisdered at aip stage and now on full app equal a decline.

Very nervous as been trying to sell flat for two years finally got an offer and after working hard to clear credit reports can't believe we may be actually near getting a new mortgage

    You should be fine. I recently completed with Halifax as our lender. I had 6 defaults (5 now as one reached 6 years this month) satisfied last November.

    As long as you can afford to pay the cards and the mortgage (ie you pass their affordability checks), I think you should be OK. They've already taken your credit history into account as they are talking about a 10% deposit. Just be honest about everything when it becomes to the full application.

    Thank you for this after nearly losing our flat a few years ago due to jobs losses and battling back from that and then taking two years to sell our lovely one bed flat (which I share with hubby two kids and two cats) I simply struggle to believe that soon we may be in our beautiful brand new three storey four bed house.

    I'm just worried they only go back three years in aip will go back remaining three on full app and then go no we don't like your bad credit and refuse us. Would be a shame as new mortgage would be same as old mortgage
